The Council OBJECTED to this application for the following reasons:-
North Elevation
The proposed dormer door and balcony at first floor level is too large and wholly out of proportion to the building.
Glazing bars would improve the general appearance.
South Elevation
Four large openings (doors) on the ground floor extending to the floor level will increase the risk of sea inundation to the sleeping area.
Four roof-lights unless fitted with blinds will increase light pollution.
East Elevation
The rear extension comprising of a flat roof and timber facing, is visible from the road on the approach to the village and unsympathetic to the character of the original building.
General Notes
- The property is one of the most vulnerable buildings in Salthouse with considerable risk of flooding. To allocate the ground floor to sleeping accommodation would therefore seem to be manifestly unwise.
- As it seems apparent that the property will be used as holiday accommodation, holiday-makers with no knowledge of flooding and without the benefit of the automated warning systems, may be at considerable risk.
- The local flood wardens therefore do not support this application
- The accommodation comprising in excess of eight persons may impact adversely on the already challenging parking difficulties.
